On the Boerhaave Campus, part of the Bio Science park in Leiden, the historical anatomy-building has been transformed into housing for Phd-students and researchers of the Leiden University. The new apartments are characterized by their high ceilings and old constructions. A small mezzanine is created to function as a bedroom. Right beside the existing building a new appartmentbuilding is erected, designed by Van Gameren of Mecanoo Architects. The total complex contains 166 apartments and is the first step in the complete transformation of the Boerhaave Campus.

The Kanaalpark is an office area along the Vliet on the south side of Leiden. Here, two apartment buildings are being built for starters.
Many offices in this area have long been vacant and the area looks messy and dated. The municipality of Leiden has challenged developers to take the initiative to transform the site into a high-quality living-work area. That glove is being picked up. Some offices are being converted into apartments, others are being demolished and replaced by residential buildings. Viable office owners are making a quality improvement. The municipality has drawn up an ambitious plan for the redesign of the public space.
Commissioned by the Leidse Vastgoed Maatschappij we have designed two apartment buildings for starters on the labor market. Block 1 with 88 apartments is being built on the site of an old office building. Block 2 with 41 apartments will be built on an existing parking lot. The buildings have been carefully integrated into the urban design and complete the structure of closed building blocks. Height accents are determined in conjunction with the environment. The blocks are architecturally parceled, in line with the already completed housing construction.
New hotel formula in Hoofddorp
In 2016, we conducted a study on behalf of CTI (Control Towers International) into the possibilities of accommodating a hotel in an existing office building in Hoofddorp. The detached office building with parking garage at the Kruisweg 106 is part of the business park "de Hoek" in Hoofddorp. The building is a stone's throw from Schiphol and Amsterdam and is easily accessible by car and public transport.
We then made the design for the transformation into a hotel with 133 rooms and various facilities, such as a restaurant, bar and lounge.
Based on the study and design, the zoning plan has been adjusted in consultation with the municipality and an interested market party has been contracted: Centro Hotels from Germany. The design was then fully tailored to Centro's wishes. A completely new, trendy hotel formula for the Netherlands will be introduced in the building; the "Ninetynine-hotel Amsterdam", specifically aimed at the younger target group. Vitamin-E has provided the interior design of the Ninetynine formula on behalf of Centro. The new hotel will be a good addition to the current offer in the municipality of Haarlemmermeer.
The demolition work was carried out in 2017, and in November 2018 the transformation of the existing office building into a hotel started.
On a triangular plot, where the historical Vlietweg diverts from canal the Vliet, VVKH designed a house based on experiencing the Vliet. Rough, brick walls engage each other, vaging what is inside and outside. Water and landscape are part of the house.
At the entrance you're being received in a yard with monumental trees. The aperture in the wall give a first glance of the Vliet. From the high entrance it's three steps up to enter the livingroom giving a panoramic view over the Vliet, but shielded from the road.The folding window opens completely and extents the livingroom straight to the edge of the water. A stair with cantilevered steps and a glass balustrade leads to the first floor.
Together with restoration contractor Burgy from Leiden, the back house, the garden house of the house at Garenmarkt 9 / 9a, has been completely restored and modernized. The new owner lives in this part. The front house with a number of apartments / studios for rent will remain unchanged for the time being.
The house at Garenmarkt 9, 9a is also popularly known as 'Thorbeckehuis'. The house has one of the largest private backyards in Leiden. In the Secret Annex, the garden house (No. 9a), the liberal statesman Johan Rudolph Thorbecke wrote in 1848 the revision of the Constitution, which turned our country into a constitutional monarchy. Thorbecke has lead three cabinets from 1849. A gable stone in the national monument reminds of the habitation by the liberal statesman and professor of law (1798-1872).
